4 Helpful Tips For Repairing Your Skylight

Skylight installation is a wonderful way to let natural light into your home and create a refreshing look for your home this summer. During the summer, skylights are a popular addition to Northern Virginia and Maryland homes.Just like the rest of your roof, skylights are exposed to harsh weather elements and vulnerable to damages caused by extreme weather and lack of maintenance. 

If your home have skylights that you think may be damaged or needs maintenance, summer is the perfect season to conduct the necessary repairs. Don't wait until the damage becomes bigger. Here are a few tips to help you:

1. Identify Leaks

In some cases, it can be difficult to identify whether a leak is associated with a skylight or with another area of the roof. Take the time to make sure your skylight is fully closed and that the seals are visually in good condition. 

After checking out the inside, move to the outside. Make sure that all debris – leaves, snow, shingles, etc. – are not blocking the natural flow of water off the roof causing a backup. Look at the roof around the leak, does anything seem out of place? If so, it may be time for skylight replacement or repair. 

2. Check the Quality of Your Glass

Insulated glass frames may lose their insulation or seal overtime, allowing water to enter the actual window. When this happens, a skylight replacement may be in order. To check the seal of the glass, look for any condensation or opaqueness. A window that is sealed should be clear.

If it looks like the seal of your skylight has been compromised, you may need to consider either replacing the frame or just the glass. This may require the help of a professional. 

3. Ensure the Flashing is Sturdy

Roof Flashing is comprised of metal installed around a skylight’s curb that is designed to match the surrounding roofing while creating a water tight seal. In some cases, the cause of a leaking skylight may be due to failed flashing.

Local home improvement stores sell flashing kits and roof flashing cement that can be used to temporarily halt further damage. While this simple and an inexpensive fix, it’s important to note that it is not a permanent solution. Generally, when flashing fails, shingles must be removed around the skylight.  Flashing must be reinstalled and new shingles must be put in place.

4. Hire a Professional

Since skylights are a part of your roofing system, it is important to hire a professional to fix the damages before it gets worse. Repairing such damages on your own may be dangerous without the proper tools and experience.
