Beauty & Value in Just Four Months
When we began working on the Medinah Homes condominium community, we knew we were embarking on an enormous undertaking. While others may have felt intimidated at such an extensive remodeling project, Exterior Medics was pumped and motivated for the job. Projected to take six months to complete, the Medinah renovation demanded an extensive time commitment as well as the expertise to adhere to the high-quality standards that the community residents had come to expect.
With over 150 units in 29 buildings needing exterior renovations, the project was large in scale and scope, involving roofing, siding, trim, gutters, and more. The intersecting points of so many elements made this a large job, but the end result made it well worth the effort.
Looking as Nice as They Feel
Centrally-located along the Dulles Technology Corridor, Medinah features many nearby entertainment options including national and state parks, five-star dining, world class shopping, and two international airports. This blossoming community wanted the exterior of their units to reflect the quality that people enjoy as residents of the property. In addition, Medinah had been experiencing extensive roof issues, primarily leaks, and after years of making costly repairs, they decided it was time to invest in a full roofing system replacement across the entire community.
Exterior Medics came highly recommended by many within the Medinah company, so the property managers gave us a call. We surveyed the area and initially quoted a time period of 6-8 months based on the sheer volume of work. Our goals for the end of the project were to both raise property values and keep residents happy with beautiful, quality craftsmanship.
The Details
The Medinah project is one of the most extensive projects we’ve had the pleasure of completing. Our main objective was to replace the roofing systems across 29 buildings, which contained over 150 units and included the roofs, gutters, downspouts, siding of dormers, and even windows in some of the units. Due to the volume of the work to be completed, we had two crews of 15-30 workers on site each day working on two buildings at a time. To access the roof, we used hydraulic lifts to transport materials and remove trash, along with a manlift to move the crew.
One of our priorities was making sure the residents of Medinah were happy during the process, as we know that the upheaval of renovation can lead to stress. We communicated with the residents to discuss all potential inconveniences—such as taking up space on the road and blocking driveways—and put out constant notices so that everyone was always aware of what was happening. We held weekly meetings between the board members, the engineer, the property management company, and Exterior Medics to address any questions or concerns that arose swiftly and appropriately.
Though it was immense in both size and scope, the Medinah project turned out to be a success. As experienced contractors, we always expect the unexpected, but this project proved to us that we can still be surprised.
The Results
We used GAF Timberline shingles on all of the roofs, the standard choice for Exterior Medics thanks to their stellar reputation and the company’s willingness to stand behind their work. For the siding within the dormers, we used James Hardie panels and PVC trim. We chose high-quality Provia windows for the areas that needed them.
With the updated roofing system, the residents of Medinah no longer experience leaky roofs, drafty windows, or rotting wood. Though we had initially quoted six months for the timeframe, we were able to complete the project in just four months—wrapping up our work under time and under budget. Residents love the new look, and they are already seeing an improvement in value, with units selling at higher prices. Above all, the accomplishment we are most proud of is bringing such a large project together so quickly while still maintaining the high quality we strive for in all of our work. In addition, the property managers complimented our seamless communication and professionalism from start to finish.
