The Tiers Project

Details:

• Community-wide renovation of 173 condominium units at the Tiers at Silver Spring
• Originally scoped for roofing, siding, gutters, and trim, the project revealed major hidden structural issues
• Upon opening the siding, extensive rot and damage were found in the substrate, framing, and structural components
• Exterior Medics brought in a structural engineer to assess the damage and determine safe, effective solutions
• Project scope expanded to include stair and deck repair, wall reframing, chimney reconstruction, and unit rebuilds
• Products used included CertainTeed Restoration Classic Siding, GAF Timberline HD Fox Hollow shingles, Rmax Insulated Panels, Veranda PVC Trim, Tyvek Wrap, BEHR Paint, Quad Caulking, and Bituthene Waterproof membrane
• Despite the expanded scope, the project was completed within the original promised timeline
• An on-site assistant manager was added, and daily communication was provided to residents and the HOA
• Notices with direct contact info were posted throughout the property, with messages routed to project leads, including Co-Owner Mark Watson
• Renovation completed with minimal disruption to the community, thanks to a clear staging plan and communication strategy
• Final result: revitalized exteriors and structurally sound units that elevate safety, curb appeal, and long-term value
