Building an Outdoor Oasis

For multifamily units, maintaining the outside is just as important as keeping up with the inside. When the Sanderling Condominium community needed new balconies and decks for all of their units, they wanted to work with a company they could trust to complete the job without interrupting the daily life of residents. With an experienced team and a streamlined plan for communication, Exterior Medics rebuilt the outdoor areas for the property’s upper-level units, giving residents a safe and stylish place to relax.

The Details

The Sanderling Condominium community in Centreville, Virginia provides residents a cozy, conveniently-located place to call home. They pride themselves on delivering an exceptional experience on every level, from the interior of their condos and apartments to the best community amenities. When it became clear that the upper-level balconies were experiencing rotted wood, loose railings, deteriorating paint, they knew those deficiencies had to be addressed before significant safety problems occurred. Prior to calling Exterior Medics, the Sanderling community had worked with another vendor that didn’t live up to the expectations they set. They felt confident that Exterior Medics could complete the rest of the project with the quality and professionalism they desired.

With the massive amount of work ahead, planning and preparation were essential for this job. Exterior Medics assembled a winning team, working alongside a structural engineer firm and Community Manager Meghan Flynn from FirstService Residential. Together, they developed a schedule that would allow them to most efficiently replace the balconies while providing minimal interruption to the residents.

The team removed the railings, plank boards, and all of the structural supports from the structure of the deck. After demolition was complete, the team rebuilt the new decks, which entailed installing the frame, deck boards, and railings. While the decks were being completed, we removed the siding and installed new underlayment and new vinyl siding to give the area a fresh, updated look.

The Results

Residents of Sanderling are now able to enjoy beautiful and safe balconies that are free of weathering and wear. We completed the rehabilitation in one year, a speedy turnaround for a project of this size.

Communication was the driving force behind the success of the Sanderling project. Thanks to Meghan’s help, residents were informed of the process every step of the way. The Exterior Medics team utilized a dedicated staging area and an experienced team to keep the work organized and unobtrusive. Residents of Sanderling are now enjoying their new decks and balconies, elevating their living experience and helping them feel like valued members of the community.
